In the Maldives the houses differ less than the islands they stand on. Reef, lagoon, size and the way you arrive shape the stay more than any list of facilities.
So we never begin with the hotel here but with three questions: how long are you staying, when do you land, and do you want to be in the water or above it?

Baa Atoll
Suits: Reef, snorkelling, a first journey to the Maldives
The biosphere reserve with the most dependable marine life; mantas between May and November. Around thirty minutes by seaplane.

Noonu and the northern atolls
Suits: Quiet, longer stays
Fewer islands, more distance. The seaplane takes longer, but you may not see another resort for days.

The southern atolls
Suits: Divers, returning guests
Channels with current and big fish. Reached by domestic flight plus boat — only worthwhile from seven nights.

Soneva Fushi
The island that founded the idea of barefoot luxury in 1995 and still takes it seriously: dense jungle, no shoes, its own recycling and glass studios. Larger than our other recommendations — but so overgrown you never notice.

The best house reef we know, and enough island to spend a week without a boat.

Noonu-Atoll, Malediven
Soneva Jani
Overwater villas in an enclosed lagoon whose colour is unusual even by Maldivian standards. The slide and the retractable bedroom roof are play — the lagoon is the reason.

For guests who want to live over water — lagoon rather than reef, calmer and shallower.

Raa-Atoll, Malediven
JOALI
A house that does not treat art as decoration: installations by international artists stand in the water, the forest and the villas. The architecture stays quiet around them.

A quick transfer, a clear rhythm to the day, a good choice for shorter stays.

Thaa-Atoll, Malediven
COMO Maalifushi
The only house in a rarely visited southern atoll, with strong diving and surf seasons and the clear, light COMO signature. Less production, more sea.
Why this house
Smaller and quieter than most; for guests to whom calm matters more than choice.

- Divers, surfers and travellers who prefer restraint to a long list of options.

- January to April for diving, June to September for the surf season.

When to go
The month decides visibility, wind and price — and therefore the journey.
January to April
The driest and calmest window: clear water, little wind, dependable visibility for snorkelling. Also the most expensive.
May to July
More changeable, with short heavy rain. In return, mantas in the Baa Atoll and markedly lower rates.
August to December
Green season with warm water; November and December grow steadily more settled. Christmas is fully booked and a price category of its own.

What decides the choice of island?
The house reef and the transfer. An intact reef in front of the villa changes the day more than any amenity. Seaplanes fly in daylight only: landing in Malé after 3pm means a night near the airport. For five nights or fewer, a speedboat resort almost always repays itself.

- When is the best time for the Maldives?
- December to April is the dry half of the year with calm water. May to November brings shorter rains but emptier resorts and markedly better rates — for many guests the better trade.
- How do you choose the right island?
- By transfer, size and reef. Seaplane or speedboat, thirty villas or a hundred and fifty, house reef at your doorstep or a boat ride away — those three questions decide more than any gallery.
- Is a water villa worth it?
- For a few nights, yes. Many guests split the stay: beach with garden and shade first, water villa for the final nights. Whole weeks above the reef quickly become impractical with children.
